A six-week public inquiry has opened into plans for three large warehouse developments near Junction 10 of the M40 at Baynards Green.

A six-week public inquiry has opened into plans for three 'XXL' warehouse developments at Baynards Green near Bicester, overseen by town planner John Woolcock, appointed by the Secretary of State. Developers Tritax Symmetry Ardley Limited and Albion Land are appealing against Cherwell District Council's refusal of planning permission for the schemes, which would create around 6.2 million square feet of logistics and warehousing floorspace.

Cherwell District Council has decided not to actively defend its own refusals. Douglas Edwards KC, counsel for the planning authority, said the council was 'not able to secure the necessary expert advice' and had therefore resolved 'not to defend'. Albion Land's legal team highlighted that Cherwell planning officers had recommended approval on two occasions before councillors voted to refuse the applications.

Opposition is being led by Stoke Lyne Parish Council and Tusmore Park Estate. Objectors argue the developments would industrialise a large area of countryside. Some warehouses could stand up to 25 metres high, and objectors told the inspector this would create 'transformational change' in the rural landscape.
