Historic Lake District quarry business centre sold for £1.25m

Summarised from 3 outlets · Updated 30 Oct, 22:39 · Archive

Blencathra Business Centre, built on the site of a Victorian quarry near Keswick, has been put up for sale for £1.25 million.

Blencathra Business Centre, near Threlkeld in the Lake District, has been put up for sale for £1.25 million with planning permission for major expansion. The site contains 25 business units, with permission already granted for an additional 18, potentially bringing the total to 43. Located around four miles east of Keswick, the centre occupies the former Threlkeld Quarry, where buildings originally constructed in the 1860s were used for flagstone production.

The historic stone buildings were refurbished and extended during the 1990s, creating offices, workshops, storage facilities and light industrial premises. The centre is owned and operated by BEC, a regeneration and property development organisation owned by Cumberland Council and the Nuclear Decommissioning Authority. The estate extends to approximately 18,004 square feet, with parking for around 68 vehicles and views towards Blencathra and the Skiddaw range.

The expansion plans were approved by the Lake District National Park Authority in July 2024, following an application by BEC to respond to demand from local businesses. When the proposals were first announced in 2023, BEC's then head of development, Stephen Holland, stated that 'the existing units have been 100 per cent occupied for over five years now with a waiting list'. The selling agents say demand for space at the centre remains strong, with numerous long-standing tenants.

The business centre stands immediately below Threlkeld Quarry and Mining Museum, which continues to operate as a visitor attraction, offering heritage railway journeys and displays of historic quarrying machinery. The centre is being marketed by Carlisle commercial property agents Carigiet Cowen.
