Eastbourne College has put its 11.6-acre St Andrew's Prep School site in Meads, Eastbourne up for sale.
Eastbourne College has appointed property consultants Vail Williams to market the 11.6-acre St Andrew's Prep School site in Meads, Eastbourne, following a decision to consolidate its operations. The site currently includes around 95,000 square feet of buildings, with teaching facilities, boarding accommodation for more than 50 pupils, staff housing, a chapel, sports hall, swimming pool and pavilion. It also includes significant areas of undeveloped land.
The emerging Eastbourne Local Plan proposes allocating the site for around 100 dwellings, including both conversions and new builds. Planning engagement is underway, with scope for up to 165,000 square feet of residential development through a combination of new build and conversion, subject to planning permission.
Two main masterplan options have been proposed for the site. The first would build a 65-bed care home and 105 residential units—36 flats in converted buildings, 25 new flats, and 44 new houses—while retaining existing Victorian and Edwardian structures. The second option, without a care home, proposes 151 residential units: 36 flats in conversions, 69 new flats in three blocks, and 46 new houses. Both options include a community building, gardens and play areas. The site is being offered as a single opportunity.
